Are 'We Buy Land' Companies Legit? How to Tell

If you own rural acreage, you’ve probably gotten the letters: We want to buy your land for cash. Maybe a few a month. It’s natural to wonder whether any of these companies are real, or whether it’s all a setup to take advantage of someone who doesn’t sell land very often.

The honest answer is that most cash land buyers are legitimate businesses, and a few aren’t. The good news is that the difference is easy to spot once you know what to look for.

Why You’re Getting These Letters

Cash land buyers look up public county records to find owners of vacant land, especially owners who live out of state or inherited the property. Your name, mailing address, and parcel number are public information, which is how a company you’ve never heard of knows exactly what you own.

That alone isn’t a red flag. It’s how the business works. What matters is how the company handles the sale from there.

The One Rule That Protects You

Insist that the sale closes through a neutral third-party title company or real estate attorney.

A title company or closing attorney works for the transaction, not for the buyer. They check that the title is clean, hold the buyer’s money in escrow, prepare the deed, and only release funds when everything is signed and recorded properly. You get paid by the title company, not by a personal check from the buyer.

A legitimate buyer will never object to this. It’s how they want to close anyway. If a buyer pushes you to sign a deed directly to them, handle things “informally,” or skip the title company to save time, walk away. For a closer look at the process, see how a land sale closing works.

Green Flags: Signs of a Legit Land Buyer

  • A written offer with a clear price. Not a vague range forever, but a firm number in a written purchase agreement.
  • Third-party title and escrow. Named title company or attorney, one you can look up and call yourself.
  • No upfront fees, ever. You shouldn’t pay anything to receive an offer or to close. Any back taxes are typically settled from the sale proceeds at closing.
  • A real business you can verify. A registered company name (you can check it on your state’s business registry), a working phone number, and people who answer questions directly.
  • Honesty about price. A real cash buyer will tell you plainly that they pay below full retail, generally around 60-80% of market value, and explain why. We laid out that model openly in how cash land buyers make money.
  • No pressure. You should have time to read the agreement, ask questions, and have your own attorney look it over if you want.
  • A realistic timeline. Most land closings take about three to four weeks, mostly because of the title search. Promises of “cash tomorrow” should make you curious, not excited.

Red Flags: When to Walk Away

  • Any request for money upfront, whether it’s called an application fee, a processing fee, or an appraisal fee.
  • No title company, or a “title company” you can’t find any independent record of.
  • High pressure tactics like offers that expire in hours or repeated calls pushing you to sign today.
  • A big price drop right before closing with no clear, specific reason. Sometimes a legitimate issue turns up in title work, and a good buyer explains it plainly. A buyer who routinely offers high and then chips away at the price weeks later is wasting your time.
  • A contract you don’t understand or that the buyer won’t explain. You’re always allowed to ask what every clause means.
  • Asking for sensitive account or login information by email or text. A title company will collect the information it legitimately needs for closing through its own secure process.

What About Low Offers?

A low offer isn’t automatically a scam. Cash buyers pay below retail because they’re covering closing costs, holding costs, resale costs, and risk. The question is whether the number makes sense for you, given what it would cost in time, commission, and taxes to sell another way.

Commissions on land often run 8-10%, and rural acreage can sit on the market a long time. If you want to weigh the paths side by side, FSBO vs. selling to a cash buyer walks through it honestly. And if you want your own baseline before you judge any offer, start with what is my land worth.

How We Do It at Secure Land Deals

We buy vacant land for cash across North Carolina, South Carolina, Tennessee, Georgia, and Florida. Here’s how every deal works:

  • A firm written offer, usually within 24 hours.
  • We buy as-is. No survey, no soil work, no cleanup required from you.
  • No commissions and no fees, and we cover the standard closing costs.
  • Every sale closes through a neutral third-party title company or attorney, typically in about three to four weeks.
  • Out-of-state owners never need to travel. All we need to start is the parcel number.

As always, if you have questions about your specific legal or tax situation, it’s worth a quick conversation with an attorney or accountant before you sign anything with anyone.

The part most sellers miss

It's not what you sell for — it's what you keep

It's easy to fixate on the highest possible sticker price. But on land, the gap between what a parcel sells for and what you actually walk away with is bigger than most people expect — and it takes far longer to arrive.

Selling with an agent

  • 8–10% commission on smaller land deals — higher than the ~6% on houses
  • To market it, you often pay for a new survey and a soil / septic (perc) report
  • Closing costs come out of your side
  • Small buyer pool → the parcel can sit for months to years
  • Land deals fall through more often before they close

Example on a $100,000 sale: after ~9% commission, a survey, a soil report, and closing costs, you might net closer to $86,000 — if and when it finally closes.

Selling to Secure Land Deals

  • No commission and no closing costs — we cover them; you only owe any back taxes
  • No survey, no soil test, no photos, no marketing — nothing to pay for or prepare
  • A firm cash offer in 24 hours, and we close in about 3–4 weeks
  • We pay cash → no financing to fall through

The offer we send is your take-home (minus any back taxes) — and it arrives in weeks, not a year.

A lower sticker price you keep more of — sooner, and with far less risk of the deal collapsing — often beats a higher one that bleeds out in fees and months of waiting.
