How a Land Sale Closing Works, Step by Step

If you’ve never sold land before, the closing is the part that feels like a black box. Good news: a vacant land closing is simpler than a house sale — no inspections, no appraisals, and no mortgage on the buyer’s side if it’s a cash deal. Here’s the whole process, step by step, and who does what.

Step 1: You accept an offer

Once you agree on a price, you’ll sign a purchase agreement that spells out the price, who pays what, and the timeline. With a cash buyer, there’s no financing contingency — the deal isn’t waiting on a bank to approve a loan.

Step 2: The file goes to a neutral third party

The sale is handled by an independent third-party title company or real estate attorney — not the buyer, and not you. This is the single most important thing to understand about a legitimate closing: a neutral party holds the funds and manages the paperwork, so neither side has to trust the other. It’s also your best protection against a scam — you can confirm the company is real and that your funds are in escrow before you sign anything.

The title company researches the property’s history to confirm you have the right to sell and that the title is “clear” — no surprise liens, unpaid back taxes, or ownership disputes. Most of the ~3–4 week timeline on a land sale is simply this search being done properly. If something turns up — a lien, an old heirship issue — this is where it gets resolved.

Step 4: You review and sign

You’ll get a settlement statement showing the exact numbers — sale price, any back taxes coming out, and your net proceeds. Then you sign the deed and closing documents. You can usually do this remotely: a mailed packet or a mobile notary who comes to you, so you don’t have to travel — helpful if you own the land out of state.

Step 5: Funds and recording

Once everything’s signed and the funds are confirmed in escrow, the title company disburses your proceeds (wire or check) and records the new deed with the county. That’s the sale — done.

Who pays for what

In a traditional sale, closing costs may be split or fall on the seller, and back taxes always come out of your proceeds. With a cash-buyer sale like ours, we cover the closing costs; the only thing that stays with you is any back taxes owed. Here’s the full cost breakdown.

How long it takes

Plan on about 3–4 weeks from accepted offer to funded closing — almost all of it the title search. It can be faster on a clean parcel, slower if the title needs work. There’s no appraisal or inspection delay like a house, and with cash there’s no lender timeline.

One thing to insist on

Always make sure a real, independent title company or attorney is handling the money, and that you can confirm the funds are in escrow before you sign. Any legitimate buyer will welcome that — it protects everyone.

The part most sellers miss

It's not what you sell for — it's what you keep

It's easy to fixate on the highest possible sticker price. But on land, the gap between what a parcel sells for and what you actually walk away with is bigger than most people expect — and it takes far longer to arrive.

Selling with an agent

  • 8–10% commission on smaller land deals — higher than the ~6% on houses
  • To market it, you often pay for a new survey and a soil / septic (perc) report
  • Closing costs come out of your side
  • Small buyer pool → the parcel can sit for months to years
  • Land deals fall through more often before they close

Example on a $100,000 sale: after ~9% commission, a survey, a soil report, and closing costs, you might net closer to $86,000 — if and when it finally closes.

Selling to Secure Land Deals

  • No commission and no closing costs — we cover them; you only owe any back taxes
  • No survey, no soil test, no photos, no marketing — nothing to pay for or prepare
  • A firm cash offer in 24 hours, and we close in about 3–4 weeks
  • We pay cash → no financing to fall through

The offer we send is your take-home (minus any back taxes) — and it arrives in weeks, not a year.

A lower sticker price you keep more of — sooner, and with far less risk of the deal collapsing — often beats a higher one that bleeds out in fees and months of waiting.
