Selling Guide
Why Won't My Land Sell? Common Reasons and What to Do
You listed your land — maybe months ago — and it’s just sitting there. No serious offers, a few tire-kickers, mostly silence. When vacant land won’t sell, it’s almost always one of a handful of fixable reasons. Here’s how to diagnose yours.
1. It’s priced above what buyers will pay
The most common reason by far. Land is genuinely hard to value — there are fewer comparable sales than with houses, so it’s easy to anchor on a number that’s too high. If you’ve had plenty of views but no offers, price is the usual suspect. Pull recent sold (not listed) comps for similar acreage nearby and be honest about where you really land.
2. The buyer pool is just small
Even priced right, vacant land sells slowly — six months to two years is normal. Far fewer people are shopping for a raw parcel than for a house, so it can take a long time for the right buyer to appear. Sometimes nothing is wrong; the pool is simply thin.
3. Access or buildability problems
Buyers pay for what they can do with the land. The red flags that scare them off:
- No legal road access (landlocked).
- Can’t pass a perc test for septic, so it can’t support a home.
- Wetlands, flood zone, or steep, unusable terrain.
If any of these apply, your buyer pool shrinks from “people who want land here” to “the few who can work around this specific problem.”
4. Financing keeps falling through
Land is hard to get a loan on — many banks won’t finance raw land, or they demand large down payments. So even when you find a buyer, the deal can collapse when their financing doesn’t come together. Land deals fall through more often than house deals for exactly this reason.
5. Weak marketing or a bad listing
If almost no one is even viewing it, the listing may be the problem — buried on the wrong sites, no clear parcel info, no map, no photos. Buyers can’t want what they can’t find.
What to actually do about it
Depending on the cause:
- Priced too high? Lower it to real sold-comp levels and be patient.
- Just slow? Accept the timeline — and keep paying the holding costs while you wait.
- Access, buildability, or financing problems? These are hard to fix and permanently shrink your retail buyer pool. This is exactly where a cash buyer makes sense.
The shortcut for a parcel that won’t move
Cash buyers exist for the land that’s hard to sell the normal way — landlocked, unbuildable, tax-burdened, or just stuck in a thin market. We pay cash (no financing to fall through), close in about 3–4 weeks, and buy as-is. The price is below retail, but a below-retail sale that actually closes beats a higher asking price that sits for another year while the tax bills keep coming.

The part most sellers miss
It's not what you sell for — it's what you keep
It's easy to fixate on the highest possible sticker price. But on land, the gap between what a parcel sells for and what you actually walk away with is bigger than most people expect — and it takes far longer to arrive.
Selling with an agent
- 8–10% commission on smaller land deals — higher than the ~6% on houses
- To market it, you often pay for a new survey and a soil / septic (perc) report
- Closing costs come out of your side
- Small buyer pool → the parcel can sit for months to years
- Land deals fall through more often before they close
Example on a $100,000 sale: after ~9% commission, a survey, a soil report, and closing costs, you might net closer to $86,000 — if and when it finally closes.
Selling to Secure Land Deals
- No commission and no closing costs — we cover them; you only owe any back taxes
- No survey, no soil test, no photos, no marketing — nothing to pay for or prepare
- A firm cash offer in 24 hours, and we close in about 3–4 weeks
- We pay cash → no financing to fall through
The offer we send is your take-home (minus any back taxes) — and it arrives in weeks, not a year.
A lower sticker price you keep more of — sooner, and with far less risk of the deal collapsing — often beats a higher one that bleeds out in fees and months of waiting.
