Why Land Price Per Acre Drops as Parcels Get Bigger: A Chatham County Breakdown

The pattern is clear. A typical 5–10 acres parcel estimates around $24,234 per acre, but by the time you reach 50+ acres, that falls to roughly $11,218 per acre — about a 54% drop in per-acre value. The number slides down at every step up in size.
Why does this happen?
It comes down to who buys each size and what they’ll pay:
- Smaller parcels are homesites. Lots of buyers — families wanting to build or put in a homestead — compete for them, and they’re an affordable total check. High demand per acre.
- Large tracts are a different market: farmers, timber and recreational buyers, and developers writing a big total check and thinking in bulk. Nobody pays homesite prices for the 40th acre, so the per-acre number falls.
The total price still rises with size — but each additional acre is worth less than the last.

Look at the top and bottom rows. The larger tract is about 10.1× the size of the small parcel, but only around 4.7× the total price. If you’d priced the big tract by multiplying the small parcel’s per-acre figure, you’d have expected far more than it’s really worth. That’s the trap.
